• Context and reason The N47 industrial estate in Zele is one of the oldest industrial estates in the Dendermonde region and is the most important employment location within the municipality. With more than 100 established companies, the site plays a key role in the economic dynamics of Zele as an economic hub on the Ghent-Antwerp axis. Despite this important position, the business park suffers from a series of structural bottlenecks: outdated infrastructure, fragmented ownership structure, low image quality, poor spatial coherence, limited attention to sustainability and energy efficiency, a suboptimal mobility network, and a missing vision on park management. An integral redesign and redevelopment is therefore necessary to make the industrial estate future-proof and to evolve into a climate-neutral industrial estate. Purpose of the preliminary phase The preliminary phase is partly financed through a subsidy from VLAIO, and implements the Flemish Decree government of July 19, 2019 granting support for the (re)development of industrial estates. The preliminary phase aims to develop a concrete plan of action that is supported by the actors involved and that provides direction for the later reconstruction and the management of the site.
