- In the context of the policy objective for an urban real estate strategy, AG Vespa wishes to draw up several Strategic Real Estate Plans (SVP) during this legislature. The Strategic Real Estate Plan is a working instrument for AG Vespa to use to provide a well-founded basis for guiding choices about the future of the urban real estate portfolio. It provides a structured overview of the current situation and future possibilities, allowing informed decisions about investments and development strategies become possible. These plans include an analysis of the risks and potential of the property as well as an understanding of the current use of the buildings, including user types, occupancy rates and potential for broader usage. The ultimate goal is to formulate strategic choices and priorities that respond to both current and future needs. Two main types of plans are distinguished: thematic and area-based SVPs. Focus thematic plans focuses on specific themes and user needs, in which real estate plays a supporting role. The central question here is the spatial needs of specific users. Area-based plans, on the other hand, have a broader strategic focus real estate within a specific geographical area, with an emphasis on optimizing the use and development potential of the real estate in that area, often with a multifunctional design...
