B-Brussels: Property prospecting notice for 2026 pertaining to the property market - Forecasts of the multiannual property needs of the European Commission in Brussels for the years 2027 to 2032, and prospecting of the local market.
BUILDINGS SOUGHT - OFFICE BUILDINGS The European Commission is looking for office space in Brussels in order to meet its needs for the 2027-2032 period. Ideally, this would be located no further than 1 000 metres away from the metro line section between the Arts-Loi and Montgomery stations (European Quarter). For 2027-2032, in order to replace buildings at the end of their life cycle or for which the lease contract is due to expire, the total above-ground surface area sought is estimated to be approximately 200 000 m². The Commission-s actual needs will be determined on the basis of several factors, particularly the outcome of ongoing and upcoming negotiations to renew agreements due to expire in the next few years. For offices located in the European Quarter, the buildings sought would typically have a gross above-ground surface area of around 10 000 m² or more. In principle, they will be entirely and exclusively occupied by the European Commission services, and/or other European institutions and/or bodies. The proposed buildings should, if possible, be able to accommodate catering and cafeteria spaces for European Commission staff, in relation to the building-s capacity, as well as areas for ancillary services.
